We look forward to welcoming you and we aim to make your stay at Carrickalinga Beach Escape an enjoyable experience. The presentation of our beach house property may change from that shown on our web site periodically all at our discretion & without notice. By paying a deposit for a booking at Carrickalinga Beach Escape you agree to accept, without limitation or qualification, all the following Terms & Conditions of Use.
The responsible guest (tenant) must be a minimum of 25 years of age or over and agree to take full responsibility for the holiday rental of our property. The tenant is to ensure that all guests and visitors are aware of our terms and conditions. The tenant will be held financially accountable for any loss off/or damage to our property caused during their stay. The maximum number of people staying is not to exceed 10 people which includes any children. Your tenancy will be terminated immediately if this limit is exceeded and any bond paid shall be forfeited.
Bookings are subject to availability and are not guaranteed until receipt of the deposit. To secure your booking, a 50% deposit is required within 7 days of making the booking. Bookings are not confirmed unless and until this deposit is received and if unconfirmed another booking may be taken. The outstanding balance is due 30 days prior to your stay. If a booking is cancelled within 60 days of the tenancy, payments made are non-refundable unless the premises are re-booked. A service fee of $50 will be charged for all cancellations or transfers.
All booking details and final payments are to be made to our property management team, details of which will be in your booking confirmation. A refundable security bond of $800 is required for all bookings. The bond is secured and covers cost incurred by you which may include, but is not limited to, breakages, losses and damage including excessive cleaning, evidence of smoking and or rubbish removal. Tenants will be notified of any costs incurred. Bonds will be refunded following checking of the property and at the discretion of the property manager in all things.
We welcome guests for their special occasion and celebrations, if at the time of booking you agree to meet our noise and guest number restrictions. We do not rent out our beach house for large gatherings such as parties and we don’t accept schoolie’s week bookings. The number of people occupying the premises must not exceed the number of people that were initially booked and/or declared on the registration form and/or had beds provided for.
Any disturbance to our neighbours, including any excessive noise and anti-social behaviour is strictly prohibited and may result in termination of rental and loss of all monies paid. We reserve the right to either issue a reminder warning of the Terms and Conditions or terminate your booking. Any costs incurred relating to this event including any third-party company call out costs such as security services etc. will be charged to the tenant or costs deducted from your security bond. If your booking is terminated we reserve the right to retain all monies paid including your security deposit.
Supply of Linen
Linen and towels are not provided. Please be aware that our beach house is completely self-contained and all beds are provided with quilts and pillows however tenants are required to supply all their own linen – including sheets, pillowcases, towels, tea towels, bath mats etc.
The Main bedroom has a King Bed; 2 bedrooms have Queen beds; 1 bedroom has 4 Single beds.
Check-in is generally from 2 pm. and check-out is usually prior to 10am. Keys may be collected between 2.00 to 5.00pm (4.00pm weekends) from the offices of our Property Manager. Alternate arrangements may be arranged, if the booking is fully paid. Please advise our property manager if you are going to be late, as an afterhours call out will attract a $50 fee. Keys to be returned to our office by 10.00 am. (Unless prior arrangements have been made). If the office is closed please drop keys through letter slot. If staff are called out at the tenant’s request for a fault of the tenant there is a $50 call out fee.
The property should be left in a similar state to its condition on arrival being tidy and relatively clean. Any used crockery, cutlery, and utensils, must be washed and put away. The dishwasher should be emptied, the BBQ should be cleaned thoroughly and the refrigerator & freezer left as found, empty and clean. Any rubbish should be bagged and placed in the bins outside. Tenants must remove all rubbish from the property, once council issued bins are full. Rubbish collection for general waste is MONDAYS and fortnightly / monthly for recyclable. A schedule of the bin collections is left in our Beach House for your information.
Pets are not permitted under any circumstances. If we receive a report of unauthorised pets on our property your tenancy will be terminated immediately and any bond paid shall be forfeited to Carrickalinga Beach Escape.

Our Beach House is a non-smoking property and smoking indoors is strictly prohibited. The property is rated as a non-smoking property.
Aerobic Septic tank
Our Beach House uses an aerobic septic tank system – It is important that no foreign objects are flushed down the toilet and only Earth Care products are used throughout the house. If a plumber is required and the tenant is found responsible for blockage, either from any foreign objects or overloading, all repairs will be at tenant’s expense.
Theft or loss, Damage and breakages
Any loss, damage or breakage is the tenants’ responsibility during their stay and we request that these are reported. The owners are of the view they understand accidents happen and honesty regarding reported damage or loss will be viewed favourably. Any damage or loss of property is deemed to be from tenant misuse and the cost of repair and or replacement will be deducted from the security bond.
Filling the Gas bottle for the BBQ is a consumable and is the responsibility of the tenant.
Owner’s right of Access
We reserve the right to gain access to our Beach House during your stay for any required maintenance or repairs to be undertaken.
The tenant is entirely responsible for their own & their guest’s personal property and Carrickalinga Beach Escape takes no responsibility for any loss or damaged caused during the tenants stay. Any Tenant items left at the beach house will be retained at the offices of our Property Manager and may be collected within 30 days. After this time, they will be donated to charity.
These terms and conditions may be subject to change from time to time without notice. Carrickalinga Beach Escape has taken due care and responsibility to verify and check all information on our website or any written or verbal information supplied, as at the time of compilation. However, as this information is subject to change, Carrickalinga Beach Escape accepts no responsibility for any inaccuracy, change of description or errors in description contained in the information supplied.
